HP Book 8 Teaser Trailer & Website Leaked-- this is WAY too good to be fanwork..

Surely some of you have seen this, but I can't find much info on it.  I
stumbled upon this trailer on YouTube and then checked out the website:
www.elderscrossing.com Is this for real?  A leaked teaser trailer and
website for a new HP book 8 called James Potter and the Hall of Elders
Crossing?  I've found posts about it elsewhere (mugglenet, etc) but
nobody seems to know anything for sure!  At first, I thought it was a
fandom thing, but -- well, just look at the movie and the site!  I know
I am being a gullible dreamer here, but... Can it be?Here's one of the
