ouch....

Speaking as a Realtor.....rooms have to have a closet and a door before
they can be considered a 'bedroom.'  Unfortunately, we don't get to decide
how big the room can be.  

Properties do get multiple offers.  Agents are not allowed, by law, to
disclose the amount of the other offers, so even though it seems like the
agent is just trying to 'get the buyer to raise their offer', the agent is
doing his job in telling the buyer there's another interested party and
everyone should submit his/her best offer.  

Representing a buyer or seller is very hard work. Once in a while, we get
lucky when a property sells immediately but most of the time, it involves
hours of work that our client (be it buyer or seller) never sees, and the
real work starts AFTER the contract is signed.  I've represented buyers
who've taken a year or longer to find a house, and if I were to break down
by hour what I made in commission, I'd find out I worked for less than
minimum wage.  I won't mention giving up weekends and holidays, because we
work when our clients aren't working, and being on-call 24/7 because you
never want to miss a phone call.    

No dark arts involved.  Just hard, stressful work.
