Snape could have known that he would be asked to take the 
Unbreakable Vow, his skills at mind reading have been emphasised.  
Isn't it possible that until the moment Narcissa and Bellatrix 
walked in Snape had no idea about Voldemort's plan for Draco and 
that he simply garnered the information when it floated to the 
forefront of Narcissa or Bellatrix mind, it would have been easy 
considering their highly agitated emotional state.  I don't know 
about proximity and mind reading, but it is possible Snape knew what 
to expect before they even entered his dwelling.
