Yes, I agree with your statements, they're correct and logical. But I've
thought about this case and want to share with you my point of view.
Comparing with GP, I assume that the Potter's hause in GH was hidden in the
same way. You arrive at the place and if you know the secret already you see
the house immediately or you're given the note and then you see the hause.
I think that the key to this mystery is that the secret is the place where
the Potters were hiding not themselves. So if Voldemort knocked down their
hause there was nothing to protect Harry. I also assume that DD knew where
they're going to hide, he just woudn't be able to notice their hause. But
whene there was no hause he could simply tell Hagrid where to go.

IMO the events happened in that order:
1. Voldemort comes to the Potters, kills Lily and James, tries to kill Harry
(knocks down the hause), disappears
2. DD somehow knows what happened and sends Hagrid for Harry
3. Hagrid and Sirius arrive at the scene at nearly the same time. They both
are able to see what happened because there is no hause.
4. Sirius decides to run after Peter, Hagrid takes Harry and Sirius's bike
and off he goes.

I know that 2. is not "complete" but I just can't think of any way how DD
got to know what happened. You say it was Lupin who told him, but I think
that no one knew the secret. Yes, Sirius knew who was the SK but I find it
hard to believe that he knew the secret itself. And I think DD and Lupin
didn't know either. I think it was safer for them when nobody knew.
Maybe DD possess some kind of power that allows him to know such things?

Julia who really thinks that Peter divulged the secret only to Voldemort.
